Using the vocabulary and concepts introduced during the 3 Market & Octavia virtual tours,
zoning and parking readings, and parking lectures, select one development (either proposed or
built) from the M & O Plan Area, and discuss the off-street parking in the development. [Do not
choose a zero parking development UNLESS you can provide good information on how parking
reduced costs for the rental or for sale housing units]
How many off-street parking spaces does the development have in total? How many residential
units? What is the off street parking ratio in the development? How does the ratio compare to
the zoning district (i.e NCT, RTO, C3, etc?)
How much does the parking cost to rent or buy? Additionally, what are the rental or for-sale
price on residential units in the same development?
Next, consider how off street parking policies relate to your semester research. For Balboa or
the Hub, this is very straight forward as these have clearly defined (albeit debated) parking
ratios. For Plan Bay Area and ‘carbon gentrification” consider how parking relates to these
topics (hint, it does, immensely). For the Pandemic and density future team, parking is also
important and should be discussed.
